Meet With Us

When starting the home buying process, we recommend that you first meet with one of our sales team members so we can get to know you, discuss your goals, and what you’re looking for in a property. This is also a great time for us to give you an overview of current market trends and conditions. This meeting doesn’t have to be formal; it can be as simple as grabbing a coffee at your favourite local spot, or a quick meeting at your current home. For those that live outside the area or are unable to meet in person, we can set up a phone/video consultation to accommodate!

Get Pre-Qualified

When setting out to buy a property, the most important initial step is to get pre-qualified for a mortgage. Don't know where to begin with this? Don't worry - we have a number of fantastic mortgage partners we can connect you with so that you can be confident you are working with quality individuals who care about you from start to finish.

Personalized Search

Once you have a budget established, we will take the other items discussed with you in your initial meeting in terms of the type of property, preferred location, size, bedrooms, etc. and will set up for you a detailed and customized property search which will send you automated notifications as soon as a new property that fits your criteria hits the market. As we view properties and refine preferences, we’ll adjust the search accordingly.

Property Showings

From here, the fun part really begins. When you see a property hit the market that fits your criteria and sparks your interest, you can get in touch with us to arrange a private showing of the property. When we take you to see a property, we won't just open the door for you - we want to offer you insights on the property like how it compares to recently sold properties in the area, info on recent updates or upgrades, and highlighting any positives on the property while keeping our eyes peeled for any red flags.

Offer & Negotiations

When you feel confident that you've found a property that fits your needs and you'd like to make an offer, we will help you draft an offer that protects your best interests and gives you a great opportunity to secure the property. Although we love it when the first offer gets accepted, often the process involves negotiation and "sign-backs" from the Sellers with amendments to the initial offer. In this process, we will walk you through each change and option while continuing to work for your best interests; we’re always committed to negotiating the best possible deal while securing you your dream property!

Conditional Period

Once you have an accepted offer, the offer could include a number of conditions included by either the buyer or seller for due diligence or collecting information. Some common conditions for the buyer are: a detailed home inspection, arranging financing, lawyer's review of condo Corporation status certificates, the sale of the buyer's property, etc. We will walk with you through each step and refer you to the appropriate third-party professionals (i.e. home inspectors, lawyers, appraisers, etc.). We attend all inspections and play an active role in communicating with brokers/banks and lawyers to make sure all due diligence is done to prepare you to either waive or fulfill conditions and secure the purchase!

Buyer Visits

Once you have a firm deal, and leading up to closing, we will attend with you any additional "walk-throughs" of the property that have been negotiated during the offer process. These are helpful for collecting measurements for furniture and potential renovations, picking paint samples, or if it's a longer closing can be a way to keep an eye on the property to ensure nothing has changed from the initial agreement.

Closing Process

Closing day! Today is the day that you’ll get the keys to your new home! Once you've got the keys from the lawyers and are moved in, this is when the transaction has technically been completed. At Buck Gray Real Estate Group, we want the relationship and opportunity to serve you to extend past getting the keys and opening the door. If you ever have any follow-up questions about the property, are in need of a contractor referral to complete a potential renovation, or are even looking for a great restaurant or entertainment in your new neighborhood we are always happy to take your call and assist.
